    The Code of Ethics of the National Association of REALTORS® (NAR) defines the duty as the obligation of absolute fidelity to the client’s interest.

In the case where Joanne represents both the buyer and seller, known as a dual-agency relationship, she cannot without the principal’s consent, disclose to a seller that a buyer is willing to pay more than the offered price nor may a dual agent disclose to a buyer that the seller is willing to accept less than the listed price (Civil Code 2079.21).
